Listings - Yes or No

When you’re “just looking” at apartments in New York City but not actually searching to buy, there are no rules. Look at whatever you want to. Hey, did you see that 5 bedroom 3 bathroom penthouse on Central Park South for $15,000,000? Wow! If you can afford that, call me right away!

But, when you’re closer to reality and want to look at listings that you might want to buy and live in, it helps if you have some approach to looking at and evaluating listings.

So, once you’ve searched for the basics like number of bedrooms, number of bathrooms, location, and price what’s next?

Most people look at the photos and then read the description written by the listing agent. Let me suggest a more pragmatic way of looking at a listing.

Here are 6 things to look at first, each of which could be a reason to pass on this listing and not plan to ask for a showing.

  1. Is it a Condo or a Co-Op? Which is better for you! There are very distinct reasons to favor a Condo or a Co-Op and each individual buyer should discuss what’s best for them and why with an experienced agent before you start looking.

2. Look at the floor plan. This is the space available in the apartment. The size of the rooms, the flow, kitchen counter space, closets, etc. Imagine you’re living here, working here, raising your family here, entertaining friends here, etc. Are you getting a good feeling. If not, move on.

3. Views from all windows. You can’t always see out the windows or see how much light comes in. But, be wary if it’s not clear in the photos. You could be looking at a wall or in your neighbors window or maybe at a trash collection area.These are things you can’t change so be aware of them.

4. Condition.  Purchase price can be significantly influenced by the condition of the apartment. Especially bathrooms and kitchens. Renovations are very expensive and take a long time to complete so, this is a very important area to consider when looking at listings. Know what you want and what work you are willing to do.

5. Transportation to work, etc. Every day, when you leave your apartment you will need to get someplace in the city or elsewhere. Does the location of this listing make it easier or harder to get to the places you go every day?

6. If you have pets - Is it pet friendly. This is important! If you have a pet (dogs in particular) or would like to have one in the future, make sure the listing’s building allows pets. You don’t want to find a place you love and then find out you can’t bring your life long buddy with you.

In conclusion, here are six top things to look at before the pretty photos and amazing description sway you.
